Maximum Rebate
$4,475 off the Toronto MLTT for qualifying first-time buyers. Combined with the provincial rebate ($4,000), total relief can reach $8,475.
Eligibility Requirements
- At least 18 years old
- Canadian citizen or permanent resident
- Never owned a home anywhere in the world, at any time
- Occupy the home as principal residence within 9 months of closing
- Spouse cannot have owned a home while being your spouse
Partial Rebate
If only one of multiple buyers qualifies, a partial rebate may be available proportionate to the qualifying buyer's interest.
How to Claim
The rebate is typically claimed at the time of registration through your legal professional. Rebates may also be claimed through the City of Toronto after registration.
π Municipal Non-Resident Speculation Tax (MNRST)βΌ
What is MNRST?
The Municipal Non-Resident Speculation Tax is a 10% tax on the purchase price for foreign buyers on certain residential properties in Toronto. Effective January 1, 2025.
Who Pays
- Foreign nationals: Individuals who are not Canadian citizens or permanent residents
- Foreign corporations: Corporations not incorporated in Canada, or controlled by foreign entities
- Taxable trustees: Trusts with foreign entity trustees or beneficiaries
Apportionment
If part of the land is used for non-residential purposes, MNRST applies only to the portion attributable to the single-family residence.
Critical Rule
If ANY ONE of the transferees is a foreign entity, MNRST applies to the full residential value β not just the foreign entity's ownership share.

$102.56 + HST for processing each MLTT transaction. This fee does NOT apply to:
- Properties qualifying for a full exemption under Section 760(14) of the Toronto Municipal Code

MLTT Refund Fee
$221.22 for processing each MLTT refund transaction or rebate request made after the conveyance has been electronically registered.

Toronto Municipal Land Transfer Tax (MLTT) is a tax applied to purchases of all properties in the City of Toronto in addition to the Provincial Land Transfer Tax. It has been in place since February 1, 2008.
